North America’s Top Timberland Owners and Managers, 2025 Update

This post includes data from Forisk’s 2025 North American Timberland Owner & Manager List and the Q2 2025 Forisk Research Quarterly.

Forisk has been tracking timberland transactions and aggregating timberland owner data since 2005. The 2025 edition of the North American Timberland Owner & Manager List includes 313 organizations that own or manage at least 10,000 acres. Since the 2024 edition, 12 organizations were added and 21 fell off, representing a 10% change in owners and an additional 3 million acres. Over that time period, Forisk tracked timberland transactions involving those organizations totaling over 0.9 million acres.

Timberland Owners

The table below lists the 2025 top 10 timberland owners in the U.S. and Canada. Each organization has a minimum ownership of 1 million acres. Weyerhaeuser continues to top the list with over 10.4 million acres. No new name appears on the 2025 list when compared to the 2024 list. However, Rayonier slid down two places in the 2025 list from the 5th place it occupied in the 2024 ranking. Looking back five years, the 2020 edition of the Top Ten Timberland Owners included nine of the ten owners on this year’s list.

 

Timberland Managers

Of the top 10 timberland managers in the U.S. and Canada, TIMOs, who manage timber assets on behalf of institutional investors and large private investors, hold six slots, accounting for 12.9 million acres. This comprises 52% of the 24.8 million acres managed by the top 10 firms (versus 24.5 million in 2024). Forestry consulting and management firms round out the list, with American Forest Management once again holding down the top spot. Unlike 2025 top ten owners list that featured no new firm when compared to last year’s list, this year’s top managers list contains one new manager, Huber Resources (J.M. Huber Corp), following their acquisition of Compass Land Consultants, Inc., a firm based in Minocqua, Wisconsin. In general, the top 9 managers from 2024 retained their positions. As with the top ten owners, this year’s top managers list includes eight of ten from the 2020 edition.
